The barn has lights and electric sockets to power your clippers, a sound system or simply keep your phone powered up. There are spotlights on the round pen, the parking area for your horse trailer as well as the area where two steel hitching posts are located for use to tie up a waiting horse, saddle up your trusty steed, or give your boys and girls a bath. There is also a much taller, training style, hitching post right next to the barn for those horses that tend to set back and rip out your posts. This set up is such that the horse can't pull back. Really good for colts or young horses.
Two hay storage areas give you the room to stock up for three horses for an entire year. There is another storage shed that could easily be converted into a nice little tack room.
The house that goes along with this this beautiful training facility is the embodiment of charm. It may look small according to the square footage, but the rooms are big, and the space is generous enough for two full sized couches in the living room, if you so choose. With vaulted ceilings in the living, kitchen area an open and inviting place to relax and be at home is created. The master suite is large and comfortable with a glass doored, tiled shower, and a walk-in closet. The two guest or children's bedrooms were transformed into a rental space just over a year ago. It has a living/kitchenette, bath, and bedroom. The space has a separate exterior door with a private patio and an off-street parking. If you don't need this space for children, renting it is a great way to pay for utilities, hay, or another horse. This portion of the house could easily be returned to its use as two bedrooms.
The front entry of this house has been transformed into a Showstopper with an Iron Door that has its own screen built right in. It turned an other wise dark entry into an open, welcoming place to meet your guests or clients. The French doors off the living room also have full screens so you can open your home up, front to back, and let Dammeron's beautiful breezes flow. A hot tub and a built-in gas barbecue give you something to look forward to at the end of a busy day working with horses and clients. How nice to put on a burger, relax in the hot tub and let the stress of another perfect day wash away.
The three-vehicle garage, with one bay big enough for a Man Truck also has space for storage and work benches. There is a bonus space at the back of the truck bay that would easily convert into another bedroom, art studio, workspace or even another place for that second truck. There is wiring in place for a sound system in the garage so you can do a happy dance when you arrive home each evening.
The yard has full sprinkler and drip system in place. The trees to the north of the house and those to the south of the arena are all on drip as well. There is also a chicken coop and a dog run to the back of the yard. Way out in the back is a small pasture area (has water) that can be used as an extra paddock or turned into a small grass pasture.
