3. SAFE SECOND-FLOOR UNIT - This unit is in a GREAT neighborhood, as you probably know. However, it also requires two doors for entry. One locked door (with buzzer) is located at street level. Another locked door is located at the entrance to the unit on the second floor. The Philadelphia Fire Department Engine 29 is less than 500 feet away.

4. PUBLIC TRANSPORT - This unit is directly in front of a lightly-used (aka. no crowds) SEPTA bus stop. The Girard Subway station is within walking distance. From this apartment, you can get around the whole city on public transport / without a car.

We are looking to sign a one-year lease, although longer terms may be possible. The tenant will be required to provide first-month rent, last month rent, and a one-month security deposit upon signing the lease. The tenant will have to provide information for the background check as well as proof of employment. Students may include a co-signer to help with this requirement.

The apartment is non-smoking, aside from the balcony area. Vaping is allowed. The apartment does not allow pets unless the owner and tenant speak and agree over type/size and potentially additional security deposit. The owner will handle any maintenance aside from changing lightbulbs (and other small tasks).

The unit does not provide parking. Fortunately, plentiful street parking is available. The tenant will take trash to curb on Thursdays.
