~The doggie doors are winterized. Look up "Endura Flap Pet Door" for more information. The one in the front of the house was installed in 2008 and allows the dogs to go onto the deck. You can close the deck gate to contain your pet if desired. The one in the back was replaced in March 2015 and leads to a fully encased dog pen that has a place for the dogs to relieve themselves. You can access the pen from the outside.
~The views of the northern lights and starry nights are incredible from here. And the hot tub is the best place for viewing them! The neighbors try to be mindful of excessive lighting so as not to disrupt the views.
~The septic tank is a 2000 gallon 3 compartment, built originally for a bed and breakfast (six bedroom) home that was never built.
~The house is not in an avalanche zone.
~The slope of the property is small enough to qualify the new homeowners to purchase earthquake insurance if wanted.
~Hiland Road winter maintenance is exceptional. They precede morning and afternoon school buses and plow as needed in between. The road is also well sanded as needed. The community Facebook page provides a great resource for gauging road conditions on the roads below us.
~Generally takes approximately 30 minutes to get downtown during morning traffic. About the same in the evening.
~The neighbor above plows out the neighborhood drives. Also, a neighbor at the end of the road has a sander. Seller will leave these contacts for the new owners. Seller will leave about a dozen or so sand bags that we have left over from this winter.
