Beautiful oversized waterfront lot in a less-travelled area of Boundary Blvd in the southern Pine Valley section of Rotonda West. This 180-foot deep quarter acre lot contains several palm trees and grass, and has 80' frontage on the Rotonda River. There is a large preserve of wetlands behind the lots across the street and at the end of the street, providing great opportunities for watching water birds and other wildlife from a pool lanai behind the home you build here, overlooking the freshwater river. With a backyard facing north, you will likely be able to sit on your lanai and enjoy our colorful sunsets and sunrises. The lots on Boundary Blvd, which is a main artery around the perimeter of the town, are extra deep to allow houses to be built set back off the street for longer driveways and more off-street parking. However, being one block away from the end of Boundary Blvd means this area has very little traffic. This lot will need fill dirt to bring up the elevation when you go to build a house, as do most of the lots in Rotonda West. However, the revised FEMA flood zones as of 12/15/2022 lowered the required elevation by 2 feet. This property is now flood zone AE 8, and the land currently sits around 6' in elevation (estimated via satellite). This lot is not in a Scrub Jay permit zone, so no extra permit costs for that at build time. All utilities are in place at the street. Rotonda West is deed restricted, with limits on parking, trucks/RVs/boats are not allowed. Ordinary household pets are allowed as long as they are not a nuisance.
