The hall bath features a new vanity in a room separate from the tub/shower and toilet, so that two people can use the bath at the same time. Another full bath off the foyer serves as the powder room/second hall bath.
The guest suite over the garage was designed as a kids' room with nooks for 3-4 twin beds, but is currently furnished with a king bed for a second master bedroom (preferred by weekly rental companies). Maybe you need a teen retreat, au-pair suite, live-in help, or the flexibility to max out on the legal occupancy (12) for rentals.
The roof is fairly new and the HVAC has been regularly maintained. Carpet in the great room and master bedroom is just a couple years old.
An unobtrusive exterior wheelchair ramp on side of house can be removed, but is great for visiting relatives or rentals.
