ThankyouMain cabin is a 12x24 with a 6x8 loft. It is built on concrete piers, with 2x6 floor joists, walls and 2x8 ceiling joists. It has R-21 insulation throughout. Seller built it and has been improving it for about 2.5 years now with the addition of the shallow/sand point well and the covered deck just this spring. It has been used primarily as an Airbnb since 05/2022. It has a propane on demand water heater plumbed to the sink and shower with a 275 gallon tank that I use the well to refill. There is also a 55 gallon tank in the same closet I switch the plumbing to in the winter so I don't have to heat the main tank. The well could be plumbed in to the cabin with the addition of a foot valve and a shallow well pump with a pressure switch to function like a regular water system but I have not gotten to that stage and didn't plan on it for my own personal uses. I get drinking water from the store up the road where they have free potable water. There is also a portable washer/dryer in the bathroom that I just use for storage as I take the laundry to the cleaners to be professionally done. It does not have the drain plumbed in yet but does function.
Second cabin is a 12x16 dry cabin on concrete piers with 2x6 walls, floor and ceiling joists with the same r21 insulation. The floor still needs to be insulated. I only built it this spring as well. It is modestly furnished just for my own use and could be used as an office, craft room, guest house or whatever.
The shed is 8x12, modestly wired with 2x4 framing, 2x6 floor and ceiling joists. No insulation and is sitting on blocking.
The outhouse is around 4x4 and has a 4 foot steel culvert beneath it which allows it to be pumped by any outhouse/septic company. As of yet I have not had to have it pumped as keeping it watered and clear of trash it seems to decompose and drain well enough on its own even with full summer use with the airbnb.
The property is .67 acre corner lot with a 200 amp electrical service, the field behind it being "park." of which will never be developed. The properties across the park are severely in the flood zone and are just as unlikely to be developed. As such I think the properties to the left when you are looking at the deck which are above record flood levels as well as this one are the only ones likely to have future development.
This property IS in a flood zone technically, that being said 120 loads of gravel was brought in between when it was first developed about 15 years ago and since I got it bringing the bottoms of the cabins/shed over a foot above record flood level. I have also added a 30amp RV plug behind the shed as well as an RV dump.
I am including EVERYTHING with the property to include tools, furniture, everything in the shed, the trash trailer and everything else with the exception my truck, my personal items, dogs and my carpenters belt and power tool set.
Included in the shed is extra hot water heater, pump, toiletries, all the nickel and dime stuff for any number of repairs/maint situations.
My average power bill is 38-54.00 a month
My average propane cost throughout the year for the large cabin is about 100$ a month which supplies the stove, heater and sink. I expect the small cabin to be about 80.00 a month through the winter months. Personally I dont use the heaters from june-september.
An assessor has not been out to the property since I bought it with nothing but a dilapidated shack on it. but currently my property taxes are around 100.00 a year.
This road is on a school bus route and is well maintained, I have spoken to the 3 of my closest neighbors a total of 1 time each over the 3 years I have been here. Everyone is pretty quiet and keeps to themself.
