About the Geothermal heating and cooling system:
The Geothermal system was installed in 2008 at a cost of $19,900. The gound loop is permanent and has the capacity to provide 5 tons of heating and cooling. The house only needs a 3 ton capacity so there is extra capacity if you want to put an addition on the home. The average electricity cost is between $10-15 per day and includes running 2 freezers, 2 refrigerators, heating a 900 square foot garage at 60 degrees through the winter and running all the power tools within it, saws, grinders, power hand tools, welder and a propane furnace. Exterior lights are also on all night each day. There are no temperature variations. The Geothermal system has a very constant and consistent temperature. There are no cold and warm air drafts like you'd find with a conventional furnace.
Sump pumps are notorious for failing. The seller wanted to eliminate the need for one entirely. The grade is such that had the original contractor connected the basement tile to a tile running west from the house, pumps could be eliminated. The sellers have already installed the drain line which runs nearly 100 feet west from the ground level entrance of the basement. All that remains to be done is connect it through the foundation. Completing this would provide assurance of a dry basement and no worries over sump pump failure. The final connection could be done for less than $2000.
