HVAC will be serviced bi-annually. Weeds will be sprayed with pre-emergent bi-annually, however, upkeep will be renter's responsibility. Owner can cover the initial pest treatment (by Green Mango) but if ongoing treatment is desired then renter to be responsible.

Bushes in the front and back yards to be reasonably maintained by the renter. 30-day notice of move-out required. All monies to be collected electronically. 1-year lease term minimum. All the above and standard leasing language to be supplied and signed prior to lease start. Owner reserves the right to increase the rent annually by a minimum of 3% or the market rate. Rent to increase 7.5% if lease goes on a month-to-month basis. Renters insurance is required.

Earnest Deposit $200. A late charge of $500 shall be added to rent not received by 5pm the due date. Dogs OK with approval but subject to a $500 pet deposit. Security Deposit: $2500. Out of the security deposit $250 to be a non-refundable cleaning deposit.

Due at signing: $200 (deposit) + $2250 (initial rent) + $2500 (deposit) + $500 (pet deposit if applicable) + 1.5% sales tax = $5,531.75
