Removed stippled ceiling finish and put new knock down finish. Removed the stone fireplace and finished with new studs, insulation, vapor barrier and sheet rock. Removed North window on the Lanai and closed wall. Finished inside with sheet rock. Refinished inside Lanai concrete walls to match knock down walls throughout house. Removed window from master bathroom, closed up and installed exhaust fan. ELECTRICAL - installed new 150 amp box and upgraded all the wiring and installed new receptacles and switches. Upgraded circuits in kitchen. Stove, microwave and refrigerator all have individual upgraded circuits. REMOVED AND REPLACED ALL DUCTWORK and replaced existing 2.5 ton AC with a 3.5 ton AC and heating system. Installed new, upgraded insulation throughout whole house, attic and all the walls. All windows replaced with new, hurricane windows. Removed sliding glass doors; installed new French doors. Replaced Lanai door and installed PVC windows. Replaced side door in Garage and installed a hurricane garage door. All door handles and hinges replaced with new. Front custom wood door refinished and sealed. Entire interior was primed, sealed and paints with water washable paint. Removed all vegetation, stone borders and old iron work between arches. Installed new gutters and underground drainage. Added concrete along North side of house. Put new drainage for A/C. Raised seawall height to match neighbor. Installed concrete pavers entire back of house to seawall. Added a shade canopy, wind resistant to 70mph. Added concrete patio to front of house. Painted and sealed all concrete including driveway.
