Smoking of any kind is not permitted within or outside of the apartment, including balconies, patios, or common and parking areas. Any sign of smoking is a violation of the stay agreement, which may result in immediate termination and recovery fees beginning at $500. There is a $500 penalty for removing smoke detectors and a $200 penalty for lost key fobs. No outside guests are allowed without permission, and quiet hours are observed from 9 pm to 8 am. No weapons or drugs are allowed. Guests must agree not to disturb neighbors at all times during the stay. One towel per guest is provided per stay. A valid photo ID is required to complete the booking. A maximum of 2 pets are allowed (40lbs combined), excluding Pit Bulls and Bull Mastiffs or similar breeds, with an additional pet fee ranging from $100 to $300 based on stay length. Guests traveling with an emotional support animal may be charged a pet fee, and the presence of emotional support animals can be declined. To abide by legal requirements and HOA rules, guests will be asked to provide a copy of their official government-issued photo ID, confirm their contact information, and pass through a verification portal; in some instances, a criminal background check may be required. Minimum age requirement of primary person booking should be 22 years old for out-of-town guests and 25 years old for local guests.
