Welcome to City Gables! We are 1.4 miles from U of M St. Paul, and 2.2 miles from U of M Minneapolis… Off of Hwy 280 and Larpenteur Avenue on the edge of St. Paul and Minneapolis. Metro & UofM Campus Bus stops blocks from home. City Gables is a small, community in a quiet secluded neighborhood. LEASING / SET UP TOURS / FIND YOUR HOME: Tours are set by appointment only. Go to our website for all Property & Apartment Details, Availability, Specials, Photos and Video. Go to our website / Find a Home page. Click on any available apartments to find the apartment that matches your preferred move in date - please take note of the specific Available Date. Wait List has all floor plans. Click on Contact Us button to submit a Leasing Inquiry and Guest Card and our leasing staff is notified asap.

SUBMIT APPLICATIONS - Go to our website / find-a-home - Click on 'APPLY NOW' to send us your APPLICATION ($50 per applicant - applicants over 18 and co-signers must submit application). Multiple applicants, must submit applications in same time frame, so we can process together. Complete entire application. Missing info will delay the process. Must attach Proof of Income and a valid photo ID to application. Renters Insurance is mandatory, proof required prior to move in.

QUALIFIERS: ALL Applicants are processed using 4 qualifiers: Credit Score 675+; Income qualified at 3x’s the Rent; Background Check; Good Rental History. Security Deposit $300 (on approved credit; pending application decision). $600 if Co-signer needed… Having NO or bad Credit, will not qualify, so plan ahead, if need a Co-Signer. If a Co-Signer needed, it must be an immediate family member only and they will submit an application within 24 hours of initial decision or the application will be denied. Complete entire application, as missing info will delay the process or deny the application for being incomplete.

Residents must pay rent through resident online portal (ZPG will send link to resident to set up account - after approval).

No Winter Lease End Dates – no leases end September through February. No month-to-month leases. Require a 2 full months’ notice to renew/vacate, due at least 2 full months prior to current lease end date. Apartment Transfers & Roommate Changes require prior Management Approval and incur Fees. We do not allow subletting. ________

City Gables has 1BR and 2BR floor plans. 1BRs Range from $975 - $1150 and our 2BRs range from $1300 - $1650… Prices depend on availability, apartment size, floor plan, building location, view; and style - Classic and Remodeled Apartments.

- Spacious sun deck. CLOSED in Winter.
- Clubhouse - Fully remodeled with full kitchen, dining area & visiting area.
- Laundry - On each floor w/Laundry Card Readers and Add Value Station on site.
- Trash Chute and Storage Room with FREE storage locker.
- Pet Policy - Cats Only. Cat Deposit is fully refundable $150 Pet Deposit; $25 Pet Fee/month.
- Elevator – in each building / front lobby.
- Internet – Xfinity, CenturyLink or your own cell provider – resident responsible to set up and pay for own internet. NO DISH.
- Utilities Xcel – Electric. Residents pay 100% of XCEL electricity; metered per resident actual use.
- Utilities RealPage - Water, Trash, Gas (heat). Residents pay 90% of the RealPage bill. Calculates actual bills, in arrears. RP bills averages $45-$110/mo per apt. Gas is Heat and Hot Water; Gas & Water fluctuates as supply and demand changes; Gas & Water calculated by # of days/mo, by # of occupants, by apt size.
