This is unique home in a unique situation. If the term “diamond in the rough” has any meaning it certainly applies for both this existing house, but also this great location on Davis Islands. This opportunity is close to everything that makes Tampa the special city it is, downtown, the airport, Westshore, Hyde Park, and all of South Tampa are all within 5 miles or closer. The history of house starts in 1928 when it was built as one of the original homes on Davis Islands. It is located at 167 Baltic Circle, one of the most desirable areas of the neighborhood, with a mix of older restored homes and much newer and often larger homes that have been built over the last decade.

This original house is located on a 60’ by 129’ foot lot that provides ample room for adding on to the existing one story 2-bedroom 1 bath 1489 square foot home. The situation is rather complex. An upgrading and major remodel was started in the 2008-2014 period but not finished completely because of extenuating family circumstances, which create some issues for a buyer, but ones that could be corrected. The main roof was replaced with new Spanish tile on the main house in 2008 but not on Sunroom which has a built-up roof that needs repair. A new refrigerator and gas stove, tankless water heater, toilets, cabinets, granite counter tops were ordered and are present in the house. The stove and water heater are not connected, as also is the kitchen sink. A new central air and heating system were also added as well as new plumbing and electrical system. The floors were redone, and the foundation seems very stable. The double pane windows were also added at considerable expense but have deteriorated over time but could possibly be repaired. What we have is a home that is vacant and partially redone but not finished. Someone with vision could create a jewel of a historic home with the potential to add on in the future and make it larger with a new master bedroom and bath to make it a 3-2. This could be done without compromising the historic outside appearance of the home in the front. It is a bight house with many windows, a large kitchen with eat in area, a formal dining room, a large living room, and good-sized bedrooms and a really nice sunroom that does need some work. This house is clearly a diamond in the rough with great potential.

The other opportunity is for a builder or buyer who does want to finish the restoration of the home and is looking for a large lot in a very desirable part of Davis Islands. It is in a historic neighborhood that does not have specific rules for new homes that are different for the city at large.

The buyer of this home has the choice of going either way. This is a special opportunity that does not happen often in today’s tight housing market. Clearly an opportunity to be taken advantage of.
