THIS APPLICATION COSTS $29.00 AND IS NON-REFUNDABLE, therefore, PLEASE read all the information below regarding the screening process.
All occupants must be over the age of 18 and must complete and submit a separate application and processing fee. Your application will only be approved if you meet the following screening criteria:
Minimum Qualification Standards for Screening:
1. Applicants must have a current photo identification and a valid SSN.
2. Monthly income must exceed three times the rent. All income must be from a verifiable source (must provide employer contact). Unverifiable income will not be considered.
3. Minimum two years of continuous, positive, objective rental history. (Related party references such as family, friends, and co-tenants are not objective references)
4. Applicants may not have any eviction or unpaid judgments from previous landlords.
5. Credit score must be a minimum of 620. (exceptions with a co-signer) Applicants credit report will demonstrate a history of and a current ability to meet financial obligations on a timely basis.
6. No bankruptcies in last 3 years
7. A background check will be conducted on all applicants. Applicant’s background must exhibit a pattern of responsibility.
8. No smoking.
9. No pets.
10. Occupancy is limited to 1 person per bedroom.

IMPORTANT -- You must specify your preferred move-in date on your Application.
You MUST attach a copy of your driver's license and the last 30 days of paycheck stubs. If you work for yourself we will need your 2 most recent bank statements and last 2 years tax returns to verify income. We cannot start your application without these documents; Incomplete applications are reason for denial.
A background check (e.g., credit history, eviction history and criminal history, current and previous employment, previous tenant history) will be conducted on each applicant. This process can take two to three business days, if accurate information is provided. Applications containing false information will immediately be disqualified.
