The Fawn River Duck Club, now being offered for sale for the first time in over 40 years. Located in Southern Southwest Michigan, St. Joseph County, 4 miles north of the Michigan/Indiana State Line you will find a secluded diverse 226 acres of prime recreational property. The tract is mostly all diked marshland with the exception of 10 acres of mixed hardwoods that backs up to neighboring wetlands along the northern boundary, woodlands and agricultural property along the eastern boundary, which is a heavy travel corridor for whitetail deer and turkey. The Fawn River meanders along the northwestern boundary. This property is far too unique when compared to any other recreational properties in the region. Given the diverse characteristics of the land, the property was eligible for the Wetlands Reserve Program through a partnership with the United States Department of Agriculture and the Natural Resource Conservation Service. In 2011 a Wetland Reserve Easement was placed on 138 of the 226 acres. Many wetland restoration techniques were utilized within the easement area in efforts to benefit the wildlife, the landowners themselves and the surrounding community. The diked area encompasses 216 acres of open water marsh, scattered potholes, channels and a variety of wetland cover types. The marsh has a system in place that controls seasonal water levels. The Fawn River is considered a high-quality recreational river, with clear waters and home to many bluegill and bass. The Fawn River starts where the headwaters rise in a series of lakes and marshes in Steuben County Indiana and flows west-northwest into Michigan then into the St. Joseph River just a few miles west from the Fawn River Duck Club property. The property is 4 miles west of Constantine, 8 miles southeast of Three Rivers, 4 miles northeast of White Pigeon, 5.5 miles north of I-90 and 115 miles east of Chicago.
