Seller's Note
A Place Between Memory and Possibility

Step onto this land, and the first thing you notice is the air. It smells clean, sometimes of pine needles warming in the sun, sometimes of damp earth beneath your feet, sometimes of wild raspberries just beyond reach on the edge of the forest, and sometimes like prairie. In the quiet, you can hear the wind slipping through tall grass, the drumming of a grouse deep in the timber, Great Horned and Barred Owls at night, and, if you listen long enough, the faint rhythm of history itself.

Long before it had a street address, this was Dakota country, a seasonal refuge where deer bedded down in the shadow of oak and maple, where morel mushrooms pushed through leaf litter after spring rain, and berries marked the turning of summer. Later came the settlers, carving out fields from the wild, planting orchards, running fence lines, and watching the Chicago Great Western trains curve across the back edge of the property before vanishing into the trees. The rails are gone now, but the curve remains, a gentle arc in the land, like the memory of a song you can almost hum.

Today, this place is alive with both its past and its potential. In the shaded forest, some ginseng grows pushing up green and defiant, a crop as old as trade itself. The back grassland has been planted in prairie. Deer move through at dawn and sunset, their silhouettes cutting across the mist. We have been lucky enough to have seen fawns born on the edge of our pine forest. Wild turkeys fan their feathers in the morning light, pheasants and grouse flush from the edges, transitions between forest and field, and in the back along the old rail line, the morel mushrooms still appear on time each spring, as if keeping a promise.

Walk a little further and youll find a playground in the pines, open space beneath a thick tree cover, great for kids to play, and soft ground underfoot, the resinous scent in the air, branches swaying overhead, a protective canopy from the heat of the day or the wind. Along the trail, sumac grows in curious groves, the red-tipped leaves giving the woods a whimsical, almost storybook feel, what we call the Mickey Mouse forests. These groves are places kids can play and imagine they are giants. The sumac is taller than the children but only just and open underneath where enough light shines through to allow the grass to cover the ground. In the fall the sumac turns bright red decorating the property for fall.

The land offers choices. You could keep it wild, preserving the sanctuary it has always been. You could plant an orchard of apples and pears, or a vineyard rolling down toward the tree line, each season writing its own story in fruit and vine.

Theres a shed ready for tools, equipment, or the first cases of bottled wine. The lease with a local farmer can continue, bringing both income and a sense of the land still working, still productive. When the hunt calls, its here, deer trails marked and ready, Tom Turkey gobbling away, and pheasants for flushing. The cover thick, and wildlife moving as they always have.

All of this sits just minutes from Rochester, home to the world-renowned Mayo Clinic, where the best healthcare on earth is within reach. Here, you can have both: the wild and the cultivated, solitude and connection, history and possibility.

This isnt just a piece of land for sale. Its a living, breathing place, where pines whisper, sumac nods in the breeze, and the seasons turn like the pages of a well-loved book. The next chapter is yours to write.

Sincerely,

Andrew and JoAnna
