The deck is beautiful and perfect for outdoor living, with views across the valley to Hawk Peak. Recreational amenities are close by, such as fishing, hiking, mountain biking, jeeping, cross country skiing and snowmobiling. A two car tandem-style garage plus a storage room above (accessed from inside the home) provide plenty of room for vehicles and recreational gear. The floorplan includes a large country-style kitchen with colorful tile counters and two inviting living areas with views. Century Link provides 10 MBPS internet to the house - excellent for streaming and working from home. (10 additional MBPS might be available to a Buyer with a 2nd connection) The 500 gallon propane tank is owned by Sellers and provides the fuel for the forced air heating system, cooktop and clothes dryer. A supplemental wood burning stove in the main living/dining/kitchen area provides additional warmth and ambiance. Chair Mountain Dr (right at the fork), Crystal Park Drive (left at the fork), Bear Creek Lane and Ruby Mountain Drive are all owned by the HOA, but dedicated to the public (meaning we couldn't put in a gate). Plowing and road maintenance are the main duties of our HOA. All of these roads show up on a list of county roads. In Colorado, the county reserves the right to call them "county roads" without taking maintenance responsibility.

The spur of Chair Mountain Drive to the culvert past our wood piles is maintained by the HOA. Everything beyond is considered "driveway" for 1 Chair Mountain Drive. In 2006 the culvert there was 2.5 - 3 feet in diameter and in a July or August gully washer, it was plugged and the whole ditch above the road filled in. The old culvert was replaced with the current 5 foot diameter one and the gully was restored. The cost was shared between the HOA and the owners of 1 Chair Mountain.

Plowing is the HOA's responsibilty and people contract privately with the plow guy if they want their driveway plowed.
