1. Association fee of $220.00 per month goes for. Mostly is for grounds maintenance, irrigation repairs, termite protection, fire sprinkler inspections, etc.
2. The HOA property manager told me the minimum rental requirement is 7 months.
3. Their best guess is about 15%-20% of the units are rentals
4. The common wall is full block from top to bottom, which is far greater that the normal 2x4 spaces of dry wall separating units. All of each of the 3 floors bases are poured reinforced concrete, again not typically found. The only sound penetration we hear is when the O'Brien's sometime move their kitchen stools when then go to sit in them. They have ceramic tile in that area.
5. All of the neighbors around us are mostly owners and they all love where we live. There is even a community barbeque that is usually held annually.
6. They have a great lawn maintenance contractor who does an outstanding job of maintain the HOA.
7. My monthly electric bill averages $134.00/ mth.
