Upon entering this house your first thought is likely “Wow, this isn’t like the other houses”! Once through the front door, you are standing in the courtyard, an oversized and fully enclosed open space featuring a pool with entrances to the main living area and the attached but separate suite. This layout makes the house seem larger than it is, which at 2,647 square feet is ample. To make the most of the courtyard space, the kitchen and living room open to the pool with large glass doors letting in the natural light.The current owners have upgraded much of the house at great expense, including all major items such as the air conditioning system in 2013, the roof in 2020, and the hot water heater in 2019. The whole house was painted outside in 2020 and the inside is all repainted as well with most of the walls completed in 2014, the ceilings in 2020, and the separate suite completed in 2021. All the flooring is replaced with plank look tile in the common areas and new carpeting in the bedrooms. The kitchen features light cabinets with upgraded hardware, lighting, appliances (new in 2014 and 2018), backsplash, and granite counters with new sink and faucet. All four bathrooms are updated with new toilets, faucets, lighting, refaced cabinetry, and one has a new shower door. A new exterior door leads to a fenced in area off the kitchen where the side yard offers an ideal place for pets or to relax in nature. A new sprinkler system was added in 2020 to keep the grass green. All of the exterior lights were replaced in 2020. The pool is certainly the center of the home and was upgraded in 2020 to include a new pump and saltwater system. It has the best possible variable speed pump that offers energy savings and quiet operation. The saltwater conversion allows for the most comfortable swimming experience and is much better on your eyes, skin, and swimsuits than the standard chlorine. Rotonda West is a deed restricted community with rules designed to maintain the charm and appeal of the neighborhood. Along with a large park for walking and enjoying nature there are also 99 holes of golf within the community. Situated in the middle of the Cape Haze peninsula you are a short drive away from miles of sandy beaches and multiple marinas and boat ramps where you can enjoy the great outdoors.
