For the apartments, the monthly maintenance fee ranges from $1,438 for 4 meals a month for a 620 square foot studio, up to $2,812 for the 30 meal plan for a 1,572 square foot 2 bedroom with den. For Villa’s, the range is $2,723 for the 4 meal plan for a 1,600 square foot 2 bedroom/2 bath, 1-car garage Worcester floor plan, up to $3,977 for a 3 bedroom/3 bath, 2-car garage 2-story Cambridge II Townhome. A “2nd person” fee of $904 per month may apply.
The monthly maintenance fee in the apartment-condos cover all utilities, except for sewer and internet, weekly housekeeping, the chosen meal plan, access to the pool/hot tub/Fitness room, library, community store, salon, pickle ball and tennis court, Wellness Center with a Nurse on-site every day, exercise and yoga classes, twice-a-week art sessions, an exciting weekly lecture series, musical performances and much more. I have attached the link to the Daily Grid to give you an idea of the day-to-day life at Windrows and many of the activities residents can take advantage of. The community has pivoted to connecting residents and maintaining the activity schedule through Zoom during the time of social distancing protocols so the activity and social life could remain vibrant. But as guidelines have relaxed, more and more events are being held in-person in the community.
Transportation is also covered by the monthly fees. We have two drivers available during weekdays to drive to a doctor’s appointment within a 10-mile radius and to the Princeton Junction train station, which travels to NYC and Newark airport. They also take regularly scheduled trips to local area supermarkets(Whole Foods, Trader Joes, McCaffery’s, etc), musical and theater events at McCarter Theater/Princeton Symphony Orchestra, New Brunswick State Theater and other cultural events and trips throughout the area.
The Villa/Townhome homeowners have the same privileges of the apartment owners in terms of access to all the activities. The structure is slightly different in that Villa/Townhome owners are responsible for the private payment of their utilities, which can average anywhere from $200-$500, depending on where they have their thermostat set and how large the home is. The Princeton Windrows Condominium Association (PWCA) is responsible for the maintenance of the exterior of the home(roof, siding, windows, lawn maintenance and snow removal, etc.). PWCA is also responsible for the mechanicals in the home, i.e. water heater, HVAC system, furnace. They will repair or replace the mechanicals at no extra cost to the homeowner, essentially taking away the burden of home maintenance for our residents.
