Answers to Common Question As Per the Seller in their words:
1. The house is done per engineered plans that I will provide to the buyer of the home.
2. The truss system was engineered by SBS for the house to be 3.5" apart and 36" on center to resemble timber frame.
3. I purchased windows/doors and most other supplies from Lowes.
4. I use North Land Lumber in Anchorage for the siding.
5. The tile was purchased from the Mohawk dealer in Anchorage. There is enough to the kitchen & baths. The colored tile was purchased for the shower stalls.
6. The insulation in the exterior walls has a vapor barrier on it and the walls also have a layer of tyvec type wrap on the exterior.
7. I also insulated all interior walls to help with heating and sound control as well as the floor between the 1st & 2nd floors is insulated for the same reasons.
8. The ceiling in the master bedroom is insulated w/2" solid foam which I believe equivalent to R22.
9. I planned to zone the house for 4 separate zones, master bedroom, each bedroom separate and the kitchen great room. I did not install the heat unit because I was deciding if I wanted to use electric or oil. Gas is not in the area.
10. The few studs need to be installed in the great room but all plates are double 2x6 exterior & double 2x4 interior.
11. Electric is no cost for installation and was to be supplied via underground cable. This will require a 5 year agreement w/utility supplier. I was waiting until the ground was soft enough to dig. Meter box is mounted.
12.Septic tank is 1500 gal steel and is plumbed to the house. Only needs leachfield.
13. Most wells in area are between 160' & 200'. Wells needs to be installed.
14. Foundation has 16" x 12" footer w/ a 48" x 8" solid concrete perimeter wall.
15. The deck was not finished before the snow started 2011 so it could not hold the weight.
16. The soil is approx 12" of top soil w/6' gravel & large river rock below.
17. The plan was to connect the garage at the NW corner and have a covered entry on the W side.This is more apparent from the inside of the house. The plan was to fill to the bottom of the siding on the W side with gravel to improve the grade for drainage.
18. The house gets year round sun so the lot dry's pretty fast. We have had no water in the crawl space in the three years it has been in place.
19. The owner/builder has 20+ years construction experience. His father was a contractor and they worked together. He had done a lot of home building.
20. We have all the required building permits.
Note:
Electric is on Snowball. Per Seller, new buyer needs to contact MEA and they will bring it to the house. Seller does not intend on doing this.
Seller was building this home as his retirement property. However, he must unexpectedly move out of state. Seller has offered to speak with serious buyers and will meet with buyers at the property.
Seller says depending on personal preference it would be difficult to say how much it would cost to finish this house. The biggest cost to make the house livable is the well, drainfield, and heating unit. Carpet & interior finishes will depend on quality you want for the time. Seller has estimated for him to finish home without garage would be about 55K, with the garage 90K. He feels the estimated value of the home with garage when complete is 330K+.
Kitchen cabinets are not permanently installed - they can be easily moved.
Financing has been difficult to obtain. The loan programs found require a minimum of 25% down.
