I have a three-bedroom townhome and I am looking to rent two of the rooms, available to move in anytime.

**Room 1:** This is a cozy 10’ x 10’ room on the first floor. It has a private, en suite bathroom with a relaxing soaker tub and a large, walk-through closet that connects the bathroom to the bedroom. There’s also a small space in the hallway just outside the bedroom where you can set up a desk or a small sitting area with a TV. This bedroom is conveniently located on the same level as the laundry room and house entrances.

**Room 2:** This room is bigger at 13.5’ x 10.5’ and has a walk-in closet. While you won’t have to share your bathroom with any residents, this will be the guest bathroom for any visitors to the house. This 2nd floor bedroom is on the same level as the kitchen and living room.

Neither smoking nor drug use of any kind will be tolerated in or around the residence.

Both rooms are wired up so you can connect to the gigabit internet service, either wired or wireless, your choice.

Both rooms come equipped with smart lights and shades, as well as in-ceiling speakers in the bedroom and bathroom connected to a music system.

I have a maid service come and clean the kitchen and bathrooms every other month. This service, as well as all utilities (electricity, gas, water, sewage, trash, and internet), are included in the monthly rent, which is $950 per room. I’ll need first and last month’s rent upfront, along with a $1000 security deposit.

Some parking is available behind the residence, but it’s first come, first served. If that’s full, there’s plenty of parking on the street or a nearby parking lot.

The house has a full-sized washer and dryer.

I have four simple house rules that I ask everyone to follow:
- No shoes in the house
- Never leave anything in the sink
- Put it back where you found it
- Be respectful

I’m a quiet person, but I tend to have my TV volume a bit higher than most because I can’t hear very well. When I’m home, I spend most of my time gaming or watching TV.

I have two friendly cats. Other pets are not allowed unless they live in a tank or cage.

It would be great to find someone who shares my love of strategy board games, but that’s not a requirement.
