And on your drive to the beach you'll pass stores such as Home Depot, Target, Starbucks, Whole Foods Market, Fresh Market, Publix, Trader Joes, Outback Steak House, Duffys Restaurant, a popular bagel shop, a UPS store, a Post Office substation and numerous independent and franchised vendors. And the Pines of Delray is also only a 3.5 mile drive to the ever popular "downtown" Delray Beach -with its 80+ restaurants, taverns and coffee shops. People at the Pines of Delray are very friendly, there are lots of things to do, and the grounds look great. There are also a multitude of clubs, organization and card groups you can join. As a unit owner you are entitled to full usage of two clubhouses, two heated pools, 2 exercise rooms, putting green, billiard tables and bocce ball & pickleball courts. And if you like to walk at night, the city-maintained roads have approximately 48 street lights. Included in your monthly condo fee of $469 are fully funded reserves, building insurance, on-site professional management, water & sewer, fiber optic cable, high definition cable service with HBO, in-unit WIFI, exterior painting, and roof repair and maintenance. Sorry, but positively no pets are allowed except for up to 2 indoor cats, quiet caged birds and tropical fish. There is also no smoking/vaping allowed on the catwalks, front door stoops, stairwells or within 50 feet of a building. Condominium documents prohibit corporate ownership (including no LLCs). Lastly, if you wish to rent out your unit, then you can only do that after 18 months of ownership. And UNlike some nearby condominiums: *There is no new owner capital contribution fee (which is illegal for Florida condo associations to charge anyway, but some still do!)
*There is no recreational lease or land lease. The association owns both clubhouses, all recreation areas and the ground beneath. You are not charged a monthly rec fee like other condos.
*Water is included in your monthly condo fee--you do not receive a monthly water bill.
