Currently a quiet neighborhood and house (you can hear the crickets and birds!), so seeking a respectful resident to keep it that way. The lease mentions no bands, drums, amplified instruments (acoustic may be ok), no motorcycles or hot-rod cars, etc. You can expect the same from the other professional, friendly resident. Of course, an occasional dinner party or such is normal, but no "party animals".
On the final candidate these things will be checked, similar to a job: proof of finances (like paycheck stubs), credit score (must be very good), references, background, legal status to be in the U.S. Sorry, no co-signers. First and sec deposit upon signing lease, no fee, no last months. Water is covered, gas and electric paid by tenant.
Close to Concord, Acton, Stow, Sudbury, Hudson. 1 beds a block in either direction cost more than this 2+ bed. If tenants are good (quiet, clean, pay rent on time) rent is rarely raised, so a longer stay can end up a bargain. A recent tenant had no rent raise for 8 years. This can be an advantage over "corporate" landlords.
