Seller's Improvements & Upgrades for 2620 Porter Place

2008-2009:
Complete remodel of home including; removal of existing low ceilings, drywall, isolation plumbing and electrical. Exterior walls built in with another 2x4 wall inboard of existing 2x4 to increase energy efficiency of home.
Replaced existing insulation with 8 inches of open cell spray foam insulation, installed new drywall and new paint. Installed new hydronic heating system, (aka in floor radiant heat), in newly poured pigmented concrete floor, installed new slate tile throughout including window sills, bathrooms & kitchen.
Built new arctic entry, (2x4 construction), installed new HRV system, installed new fixtures in bathrooms and kitchen, installed new pigmented concrete countertops, new cabinets in kitchen, installed new windows, all new wiring, new fixtures and plumbing, installed new jetted tub and installed new dual shower as well as blackout blinds on all windows. (one blind broken on front slider door)
Installed a central vacuum system for the entire house, including garage.

2011:
Front of house re-sided with cedar including soffit, installed exposed aggregate concrete patios which was added to front (east) and south side of house. West facing and north facing sides of house also re-sided with cedar siding (including soffit-west facing).
Remodeled garage with new garage door, sliding door (south side) and additional 2x4 walls inside existing walls for added insulation. Built woodshed for separate shed for fire wood for wood stove. Installed built-in shelving and custom office in second bedroom.

2012:
Hot water heater replaced with on-demand unit, new high efficiency wood stove installed. Installed perennial bed in front of home and continued landscaping work over the years. Built master bedroom closet.

2013:
New rain gutters and heat trace (high quality Raytheon Brand heat trace-NOT home depot trace that breaks) east, west and north side of house. Added more fiberglass insulation (above garage), replaced garage/shop sink with stainless steel and added pantry countertop and cabinets in garage.


2015:
Upgraded to 200 AMP service, overhead power lines replaced with buried lines with ML&P.

2017:
Built New shed which was wired for electricity & spray foam insulated.

2018:
New fencing (cedar) to south and west edge of lot, exposed aggregate patio installed west side and in front of entry, trough style floor drain to replace conventional (round) style in garage

2019:
Installed whole house water filtration system. Patio roof added on rear west facing gable wall of garage, driveway gate repaired with new latch and cedar boards and reinforced. Manufactured stone added to exterior siding of east (front) of home. Hand lashed custom loft hammock that is removable with e-tracks.

2020:
New paint inside and out of entire house, condensate neutralizers added to hot-water heater and boiler, hot water heater serviced, GCFI's added to garage circuit and south wall circuit in kitchen, fire-block items added to utility wall.
Refinished/sealed main kitchen concrete countertops by CreteWRX.
Repaired/grouted cracks in concrete floors. Added safety tempered glass added to small window next to SE slider. Installed new HRV ducting.
