The third is the smallest at the lowest price. Every tenant signs one lease for the unit but is answerable only for their own room rate, and never for anyone else's unpaid rent. If a bedroom sits empty, that's the owner's cost, not yours. You carry no vacancy risk.

The condo: 1,360 square feet, recently remodeled, licensed for up to four occupants. Hardwood floors throughout, oversized windows, and high-speed mesh internet in every room. Smart thermostat and keyless entry.

The common areas come furnished — couch, dining table with six chairs, kitchen stools, window coverings, and a full appliance set. Arrive with a bed and a desk and you're finished moving in. The kitchen is granite and stainless with an island and a generous walk-in pantry.

Utilities: Gas, electric, water, sewer, and internet stay on the owner's account and are billed at actual cost with no markup, divided by the number of occupied bedrooms. Expect roughly $60–$100 per month depending on how many rooms are filled.

Terms: Ready August 8. One-year lease, August 15, 2026 through July 25, 2027. Security deposit equal to one month's rent for the room selected, payable in installments if that's easier — just ask. Applicants qualify with verified income or a guarantor at 2.5× the room rate, plus standard credit and background screening. Renters insurance with $100,000 personal liability required. No smoking anywhere on the property. No pets currently permitted; assistance animals are always accommodated under fair housing law and are never subject to pet charges.

Every applicant is screened against the standard above — the same one applied to you, and to everyone who joins the lease after you.

Coming with friends? All three bedrooms are available. Take two or three together and each of you still signs for your own room rate only. You choose who you live with, without any of you carrying the others' rent.
