Seller states Public Water and sewer at the street buyer would have to pay the County for tap fees to hook up. About a 1 acre pond on the property with fish. Pond is a retention pond. Chesterfield County has easement to pond that runs along the back of the houses on Winnie Drive. If buyer wants to develop into subdivision or townhouses buyer would have to go through the re zoning process with Chesterfield County. Seller States that if someone wanted to develop they would have to install a septic pump station to pump the sewer to the public sewer system. The elevation at the middle to back of property does not have the elevation to drain to public sewer. Seller said if home is built close to cul de sac it should not require a pump tank.
