The property has had several updates over the years. The air handler is from 2020, and the compressor is from 2001, per the previous seller's disclosure. The roof was replaced in 2015. Recent improvements include new gutters with gutter guards by All About Gutters in December 2022 ($2,330) and a new pool installed in August 2022 for $8,000. The pool deck, added by Selvig Construction in August 2022 for $11,000 - not permitted. The interior was painted in 2021, and new ceiling fans, light fixtures (kitchen, hall, dining room, front porch), blinds, and a Yale smart keypad on the front door were also installed in 2021. In February 2023, the kitchen received new butcher block countertops, a new sink, and faucet, along with new bathroom vanities, tile floors, mirrors, faucets, hooks, toilet paper holders, and a new toilet in the hall bath, plus new shower pans, inserts, and faucets/knobs. Drywall was added to the laundry room, and a butcher block countertop and cabinet were installed in February 2023. In August 2022, the crawlspace was serviced by Crawlspace Medic, which included a dehumidifier, sealed foundation vents, a new sump pump and basin, sistered broken floor joists, and replaced exterior vents, costing $3,809.50. Sod was installed in the front yard in July 2022 by Brothers Landscaping for $2,550. Several trees, bushes, and shrubs were removed in 2022. A new microwave was added in 2022/2023; other appliances were already in place when purchased. The kitchen and garage refrigerators convey. Bead board was added to the dining room, and the brick hearth in the living room was removed in April 2021. The water heater elements and thermostats were replaced in March 2023. The city dug out the street ditch in March 2023. There is no termite bond or gas, and the pool is hardwired and has no permits. The property has a well (never used or inspected)
