Most of the property is a closed canopy Oak woodland with some open grassland in the center. The dense woodland cover provides a buffer from the neighboring properties and a visual and sound buffer from the highway. A small unnamed creek drainage meanders through the property and supplies a small pond in the southern portion of the property. Trees observed on the property include Live Oak, Post Oak, Spanish Oak, Ashe Juniper, Cedar Elm, Hackberry, and Black Walnut. The shrub and forb layer is comprised of Redbud, Flame Leaf Sumac, Yaupon, Possumhaw, Green Briar, Winged Elm, Mustang Grape, Twisted Yucca, Broomweed, and Ragweed. The grass layer includes Little Bluestem, KR Bluestem, Texas Wintergrass, and Threeawn.

Improvements & Utilities
The property will be subdivided out of a 25-acre tract with a preliminary survey already completed. The property will have a shared entrance off Hwy 29 with the remaining 5 acres. The property is perimeter-fenced except for the portion that will become the new boundary on the north. The existing fences are net wire in fair to good condition. There is electricity on site, however a new meter will need to be added. A new water well and septic system will be needed for residential purposes.
