You'll appreciate the room sizes of most of the rooms in the home. The master bedroom is on the main level and has its own bath. The other full bath, as well as the separate laundry room, are also on the first story. The kitchen has lots of cabinets. The microwave stays. The current owner mainly just lives on the main level, and has the vents currently closed up to the upstairs. There is no known duct work in the home. For a possible new owner, they might want to use the upper level too, which has another large bedroom as well as a loft. The home was previously marketed as a 3 bedroom home, as many with lofts are, but the home is taxed as a 2 bedroom. Many people do use these loft type rooms as a 3rd bedroom, but we don't want to exaggerate with the marketing of this home, pretending that it is something that it's not. The owner shared that the home was rewired when she purchased it. Wells County offers some of the lowest priced taxes in the region, with this home being no exception. 2019 taxes due this year are only $222.80. This home is priced to sell below the March 2019 assessed value of $84,200. The upstairs isn't as updated as the main level, which is reflected in the asking price of the home. New carpet and some drywall up there could make it look much better. The seller isn't certain that the home would pass for USDA, FHA, or VA financing.
