Located on a main street in small town Mansfield, this white-picket-fence-surrounded historic home is looking for the right person(s) to make this house a home! ** Professional photos to be uploaded Saturday morning**. Built in 1917, with older updated bathrooms and kitchen, there is over 1700 sq ft in the 3 BR and 2 BA. While totally livable, this home is just itching to be totally renovated! The sellers lived in the home for 7 years before moving to their new home and renting the house out. Note that the condition is not perfect, but the sellers are choosing to not repair or replace anything, property is listed AS IS, and the house is priced accordingly. Metal roof replaced in 2014, HVAC replaced in 2014, and had a new motor replaced just last year. New water heater in 2021. LVP floors have been laid in all but the baths and the 2 front rooms, which are still sporting beautiful original hardwoods. There is a spacious front porch that wraps the front and right side of the home. Two antique doors enter the home from the front porch, but most likely you would enter in the rear, as that is where the parking area is. From the large parking area, you enter the home via a large deck and screened in porch that was built 7-8 years ago. It is still very sturdy, just needs pressure washing , a few boards replaced, and a few screens replaced. The back room that you enter into, is very versatile and could be a sunroom, an office, or even a dining room. There is an open “pantry” in the corner with tons of shelving. All throughout the house, you will find 12 foot ceilings, several with the original plank boards. Off this back room is the guest bathroom, opposite of the kitchen. The large kitchen was renovated over 10 years ago, but does sport an electric cooktop range and a new fridge. VERY large kitchen island is heavy, but is movable to suit your design style. The kitchen is large enough to have a small dinette set, which would overlook the large front porch. An antique swinging door leads to a large room that has been used as a living room, but it does have a closet so could be used as a 3rd bedroom, as well as a door to the front porch. The attached front room was likely the original “parlor”, also has a front door. It does not have a closet but would work well as a modest sized living room, sitting room, an office, or a guest space. The front bedroom is very large. The master bedroom is next, which has a master bath, including the laundry nook. There are 3 original fireplaces, but none are currently functional. Outside, there is a large 2 story shop, 16x16 foot, built in 2017, with paint color exterior to match the home. The front yard has a white picket fence, but has a smaller wire inside that would allow small dogs, or even young children, to play safely. There is plenty of parking space for several vehicles, and a boat or even a midsize RV could be parked in the back. The backyard, is fairly private, with a good bit of trees and ivy surrounding the backyard, and with the current deck, screened porch, could be transformed into a great outdoor living space. The town of Mansfield has its own top-rated elementary school, a few restaurants and shops in the “downtown” area (less than 1/4 mile), and is located conveniently to I-20, Covington, Madison, and 40 minutes from Atlanta. The Cricket Frog Trail runs behind the house, maybe 100 ft away, and will eventually run 15 miles from Mansfield to Covington, currently has 6.5 miles open, 3 miles of which is from Mansfield to Bear Creek.
