Important Notes and Why this property is a bargain!
The main house is overbuilt, designed and built to withstand the ugliest of hurricanes. The foundation sits on 26 pilings that are 17 feet deep, each with a 3 foot x 4 foot plate on which the 4 inch concrete garage floor is poured. This floor has a stained finish with anti-slip grit throughout. Six of the walls in the garage are fully poured solid concrete block walls serving as shear walls preventing the rest of the structure from shifting or twisting. The second floor of the house is also a poured 4 inch concrete slab on an Epicore metal base. Around the entire perimeter of the house, in addition to the 20 foot high balloon framing, of 2 X 8 studs, 16 inches on center, are 5/8 steel rods every 30 inches that run from the concrete second floor up through to the roof structure. The roof on the main house is engineered to withstand 175 mile an hour winds. The center roof trusses are doubled, easily handling the winds and the widow's walk biggest parties!
