The 32 owners (via their HOA) just purchased a community marina and boat ramp (located just across the street), which grants access to day docks as well as boat slips for a discounted rental rate. All of the profit from the marina goes to further enhance the already well-funded reserve account. Although the roof is typically the responsibility of the owner, the HOA reserve account had enough money to repair all damaged roofing after Hurricane Matthew. They also recently resurfaced the tennis courts and added French drains. Exterior paint is also about to be completed by the HOA at no additional cost to owners.
