(Garage is original 1978 wood frame construction.) $166,000 worth of permits were pulled for phase 1 of this rebuild. The studs and furring strips are steel. The walls are SIP (Structural Insulated Panels), a high performance building system used for strength and energy efficiency. The exterior of the house is Hardie Board, not wood, reducing the need for ongoing upkeep. The drywall is fiberglass coated, mold resistant and superior to the traditional paperbacked drywall. The outdated stone fireplace was replaced by a beautiful energy efficient gas fireplace. The old sliders were replaced with double pane glass French Doors with built in blinds for ease of cleaning. The roof has an additional layer of protection called Black Diamond Base Sheet, a peel and stick material which adds extra strength and moisture protection underneath the 30 year architectural shingles. Two A/C units, a highly rated Rinnai tankless gas water heater, and R-19 insulation make this built-to-last home energy efficient .
The French doors upstairs lead to a new composite deck . The addition of a two story screen enclosure allows you to enjoy the outdoors anytime, day or night, while the fenced yard and green space behind the home provide you with wonderful privacy. An additional patio was added to the side of the house providing you with a nice place to soak up some rays while enjoying a cup of coffee over the morning newspaper in the maintenance free paradise.
The standard closet doors were upgraded to mirrored glass doors. The master bedroom has a separate dressing area with large closet. The two new full bathrooms feature jetted tubs and all three bathrooms have high end Toto toilets and brushed nickel fixtures.
During the rebuild, the property was brought up to current 2004 Codes and one awesome feature of the new electric is GFCI's, a fast-acting circuit breaker designed to shut off electric power in the event of a ground-fault within as little as 1/40 of a second.
An Energy Survey was completed on 02/07/2007 and this rebuilt home pass with an impressive Energy Performance score of 88.5.
Phase two of the renovation was completed this year. There is a stunning new, high end kitchen made of 3/4" plywood boxes with 42" uppers and soft close doors and drawers. The beautiful granite countertop is enhanced by the white pearlized, split Slate back splash. Loads of cabinet space, two pantries/closets, a breakfast bar and built in desk, what else could you need? A brand new Samsung French Door refrigerator completes the kitchen upgrade. A custom closet has been added to the open space under the staircase for extra storage and pantry space. A brand new high end stranded bamboo floor was installed in the living room and dining room. The staircase to the upstairs has new solid wood treads.
The HOA maintains the sprinkler system and the lawn. What a wonderful way to enjoy sunny Florida without too much effort. As if the home isn't perfect enough, the location is amazing.
