A one owner home which has never been on the market before. Cherokee Lake main channel views and year-round lakefront access. At a sales price lower than what neighboring homes have sold for. Is this what you've been searching for?
We listed, and sold, a smaller home, in this same community a few months ago for a higher price. Further away from the main channel, in a cove, where access to the lake disappears during the fall, winter and early spring months. That home was listed for $769,900. This home has more square footage, better unobstructed views of Cherokee Lake, and access to the main channel of Cherokee Lake year-round. Why is this one listed for less? The bathrooms, kitchen, and living spaces could be updated. So, the listing price reflects this. If it wasn't for that, the sales price would be in the vicinity of $800,000. And if you try to build this square footage on this lakefront lot the price would be even higher. So, take the savings and update the home all at once, or a bit at a time. Your call. However, one of the most expensive items to replace in a home is the roof. The roof was replaced in 2021. That's a major expense that you will not have to deal with. The heat pump has been refurbished. The large windows facing the road have been replaced. The dishwasher is one year old. The washer and dryer, five years. The refrigerator and range, ten years old. So, the guts of the home are good. The updating will be left up to the buyer to design as they so choose.
A main feature of the home is its backyard which flows straight into Cherokee Lake. You want to put in a swimming pool? You have the space for it. You want to build your own boat ramp? You can. You want your own private dock? You can. What does that mean? On most TVA controlled lakefronts, Cherokee Lake included, TVA will not grant you a permit to place a private dock. Various reasons why TVA has designated those areas as non-dockable. But TVA rules, so we must abide by their restrictions. But, with this home, you can have your own private dock. A bonus to the backyard is that it is level enough to put your boats in the water without having to build a boat ramp.

Tennessee, which has NO State Income Tax and some of the lowest property taxes in the nation. Four full, mild seasons. When there is 4 feet of snow on the ground up north, the ground is barely moist here! Within an 8-hour drive of 20 states, and the Great Smoky Mountains in its backyard. Located in Grainger County, with its scenic farmland, but close to all necessary amenities. Jefferson Memorial Hospital is 12.8 miles. Walmart and Lowe's are 14 miles. Cherokee Dam, with facilities for docking, grilling, a public beach, walking trails, restrooms, a pavilion, and campground is 9 miles. See accompanying photos. Grainger County Park with pavilions for family gatherings, walking trails, playgrounds, and boat ramp is less than 3 miles. Knoxville is 37 miles.
