The adjoining property is a mixture of agriculture and forestland and is managed extensively for deer and waterfowl. Much of the property in this part of Sharkey County is WRP and CRP with the US Fish and Wildlife Service and the US Forest Service owning significant acreage. Property for sale in this part of Sharkey County is hard to find. This tract of land was enrolled in the Wetland Reserve Program in 2001. Ducks Unlimited constructed 4 levees and installed 7 water control structures to hold water on approximately 60.5 acres for wintering waterfowl. There is an irrigation well to pump water to the waterfowl impoundments. The remainder of the property was reforested to water, willow, nuttall oak and cypress. Deer and duck hunting on this tract is excellent. AS with most property in the Delta, there are also hogs on the property. Also, the owner really enjoyed small game hunting and extensively managed the property. In the month of February, between 250 and 400 rabbits have been harvested annually on this property.
