723 acres located in Coke County, Texas. This property has a good combination of thick cover for wildlife and some scattered open areas throughout the ranch. The ranch has good surface water, which makes it a great habitat for native wildlife. The recent rains have improved the grass cover on the ranch. The ranch has been used for cattle grazing for the last several years, but is currently not stocked with livestock.
Terrain:
The terrain is level to slightly sloping in some areas. There are hills on the west side of the far south end of the ranch, and more elevation changes on the north side of the ranch as well. The ranch has some great views of the surrounding landscape from these elevated vantage points.
Water:
The main well is centrally located near the house on the north side of the highway. This well supplies water to the house and to a concrete reservoir at the cattle pens on the ranch. The house has a 2,500-gallon poly storage tank and a pump that supplies water to the house and outside spickets. The north end of the ranch is watered by a windmill. The windmill has a concrete reservoir and a gravity-fed water trough. Water to the south end of the ranch is provided by a water storage tank and trough on the property, fed by the main well across Hwy 158. There is a creek running through the south 160 acres, and 3 dirt tanks are built along it. There is an additional, smaller dirt tank on the west side of the property that dries up during droughts.
Improvements:
The ranch is improved with a single-wide mobile home, with 3 bedrooms and 2 bathrooms. There is a cover built over the trailer and a wooden deck along the front portion of the home. Additionally, a 3-bay shop is built near the trailer, with 3 roll-up doors. There is plenty of room for parking vehicles or equipment. There is a workbench and tool storage also located in the shop. The property is fenced on all boundaries, and there is a small set of corrals near the highway entrance. There is power located on the property. However, the meter is not currently connected. There are no other improvements on the property.
Recreation:
There is a good population of wildlife on the property, including whitetail deer, turkey, quail, and dove. The property has great appeal and cover for hunting.
