The property is pet-friendly for up to two dogs per booking, with a $200 pet fee to accommodate guests with allergies through a deeper clean. Only house-trained pets are permitted, and they must be crated if left unattended. A pack and play, high chair, plastic dishes, cups, silverware, and baby gates for the stairs are provided for tiny travelers. Parking is available for up to three vehicles, but RVs, trailers, and watercraft are not permitted due to HOA restrictions.

The community pool is for registered guests only, and no pets are allowed in the pool area. Parties and events are not permitted, and any law enforcement calls may result in eviction and loss of the entire security deposit. Noise should be kept to a minimum after 10 PM as per local ordinance. Trash must be taken out on specified days, and furniture should not be rearranged or removed from the home.
