We are seeking a long-term tenant/caretaker for a beautiful property on the Stillwater section of the Rogue River in Agness.
The house is a single-story ranch-style home with two bedrooms, two full bathrooms, and a spacious garage with ample storage. Hardwood floors throughout the main living area and hallway; bedrooms are carpeted. Gorgeous, natural setting in the quiet town of Agness, approximately 30 miles inland from Gold Beach. Beautiful views of the Rogue River. Recent renovations include:
New chimney and woodstove;
New kitchen appliances;
New washer and dryer;
New heating & cooling system, with wall-mounted units in the main area plus both bedrooms.
Planned renovations include repairing and refinishing the deck.
Water comes from a well on the property. Tenant to pay for electricity and Starlink internet service.
We are looking for a self-sufficient, caretaker-style tenant. Caretaking responsibilities include, at minimum, keeping the premises clean and in good repair; mowing and trimming around the entire property (2.5 acres); clearing yard debris; pest control; monitoring infrastructure and outbuildings; and communicating frequently and constructively with the owners. Basic caretaking duties will be compensated at a flat monthly rate. Beyond that, work performed to improve the condition of the house or grounds will be compensated at an hourly rate. The property is in need of many minor touch-ups, providing opportunities for a motivated tenant/caretaker to earn extra money.
The ideal candidate is someone with the skills and motivation to give our property a bit of TLC; to treat it like the gem that it is; and to enjoy living in this special place while being an effective partner in caring for its upkeep.
Tenant must be prepared to live in a remote location (~50 minutes from Gold Beach, ~1.5 hours from Brookings). Lease will be month-to-month. Must pass background and credit check. First month rent and security deposit required for move-in, along with a $600 pet deposit (if applicable).
