Driving Directions: From McCaulley, take CR 251 North from FM 57. Turn West of CR 734, and the gate will be in the corner of the 90-degree curve.
Location: The ranch is located about 45 miles NW of Abilene, 130 miles NE of Midland, or 190 miles West of Fort Worth.
Acreage: 1,113± acres, all in wooded pasture.
Topography: The ranch is level to rolling, with some nice elevation changes that allow for expansive views of the area.
Rainfall/Elevation: According to the Texas Almanac, the average annual rainfall for Fisher County is 22" and the growing season averages 222 days. The ranch has some really nice rolling hills with elevations ranging from 1852' to 1950'. The ranch offers some gorgeous views off of the hillsides.
Cover: The ranch has a mixture of thick mesquite cover, as well as open areas with oak motts. Some thicker areas of mesquite have been grubbed in a checkerboard pattern to open them up for better grass growth and hunting. The shin oak puts on acorns, which deer and hogs love. You'll also find hackberry, wild plum, littleleaf sumac, four wing saltbush to name a few. Grasses found on the ranch are hooded windmill, little bluestem, sideoats gramma, switchgrass, indiangrass, and lovegrass.
Fences: Fences are five-strand barbed wire on metal and cedar posts and are mainly in good condition.
Utilities: Electricity is in place and supplied by Big Country Electric Cooperative. Rural water is in place and provided by Sylvester-McCaulley WSC.
Water: There is rural water to the cabin. There are also two water wells equipped with electric submersible pumps, and one cased water well. There are also three earthen stock tanks in place.
Hunting: This specific area is known for its amazing trophy whitetail hunting. It has benefitted from the TPWD restocking program that transplanted South Texas whitetail here up until 1991. It is fairly common to see 150 class and above whitetail deer. Large neighboring ranches intensely manage for trophy deer. The Smith Ranch owners made the decision two years ago to enroll the ranch in the Managed Lands Deer Program to further efforts to grow and maintain a healthy, trophy whitetail herd. Several food plots have been established and are typically planted in wheat.
Additionally, the area boasts a traditionally exceptional bobwhite quail population. You'll also find feral hogs, Rio Grande turkey, and outstanding dove hunting.
Residence and Improvements: There is a one-bedroom, one-bath cabin with a loft and living area. A nice set of pipe livestock pens is also in place. The sellers will also be leaving all blind and feeder setups on the ranch.
Minerals: Seller believes they own a small fraction of minerals, which will convey with an acceptable offer. All owned wind, water, and solar rights will convey with the sale.
