On the seawall: Currently there is no need for a seawall. If in the future
there is a need due to changing lake water levels, that would be a
decision for the HOA, and would be a shared cost.
On the sale of our house: As soon as one lot is under contract to sell,
our house will come off the market. We have no plans to sell the
house and our lot at this time.
On the schedule: As soon as one lot is under contract to sell,
we will begin the finalization and registration of the 8 individual
parcels under separate parcel numbers with legal descriptions,
and all easement and HOA descriptions applied. This could be
completed by 6/30 for a closing sale date.
On the driveway and utility installation: We would need some
flexibility here, based on contractor and utility schedules for
availability, but our goal would be to have the driveways and
underground electric and cable to each home site by 9/30.
On driveway work: We are responsible for gravel driveway
installation. After all seven homes are completed, paved driveways
will be an HOA decision and would be a shared cost.
On driveway maintenance: Annual snow plowing and driveway
maintenance will be an HOA decision and assessment each year.
Modest cost anticipated ( a few hundred dollars per year ).
On trash removal: Manistee Township picks up trash on Wednesday
each week. HOA will have a place along Lakeshore Road for
secure trash bins. It will be the responsibility of each home owner
to bring to the roadside site and retrieve each week.
