All available parcels are currently priced at $195K each. The price includes a 1/6th share of ownership in the dock and a boat lift space of choice.
Currently the HOA fees are set at $300 a year for each parcel. Protective Covenants and Restrictions are in place.
There is a 30’ wide access easement in place for all owners to have access to the dock. There is a 50’ wide access easement in place to access lots 2 through 6. Lot one is accessed by the 30’ wide dock access easement. A guest house may be built initially on lots 2 through 5 if placed behind the access easement without any restriction on the time to build a main house in the riverfront building corridor (considered to the riverfront side of the access easement).
Dock:
The existing dock is a joint use dock owned by all property owners. There is a permitted boat lift space provided for each property owner. The dock is permitted for 4 conventional boat lifts off the pier head and 2 drive on boat lifts off the rear side of the floating dock. The pilings, electrical power and water lines are in place for all boat lifts. Each owner is responsible for the cost and installation of their individual boat lift. About 30 feet of float is currently installed. The dock is permitted for 85 feet of floating dock.
Ownership of the dock is included in the price of the parcels.
