The Rusted Roof Ranch offers a vast 80-acre estate complete with a striking home and pool, providing comfortable accommodations for up to 16 guests. Perfect for family reunions, weddings, and gatherings, the ranch can comfortably seat about 28 people at dining tables. Including outdoor furniture and additional seating areas like the bar and breakfast bar, there's space for approximately 42 guests. Boasting an array of high-end amenities, including two studies, a fitness room, and a well-appointed bar overlooking a game room with a pool table, the ranch ensures endless entertainment possibilities. Relaxation awaits on three large porches, one featuring an outdoor fireplace, perfect for enjoying evenings under the stars. Outdoor enthusiasts will delight in the spectacular outdoor kitchen, equipped with a custom-built Pitts and Spitts smoker, gas grill, and high/low burners. Guests have access to the entire grounds, excluding a couple of locked closets and the barn. The ranch features high-end appliances throughout the entire property, a luxury kitchen with 2 full-size refrigerators, an extra freezer in the garage, a 48'' gas range, 1 large oven, 1 small oven, a warming drawer, a dishwasher, 2 ice makers, a Keurig coffee maker, a Nespresso coffee maker, and much more. Enjoy the indoor bar with a wine cooler and margarita machine, an outdoor fireplace, a pool table and ping pong table, a wood-burning pizza oven, a large Pitts and Spitts smoker, and a gas grill. The large pool with a waterfall is equipped with pool floaties and a patio heater. There is a livestock pen on the premises if you would like to keep a few horses there. The property also includes 11 flat screen TVs with Roku, an oversized 4-car garage with space for an additional 7 vehicles in the driveway, an underground wine tasting cellar, a fitness room with a Nordic Track Treadmill, free weights, yoga mats, yoga blocks, and an incline bench, and outdoor activities and games like pickleball, cornhole, baseball, basketball, soccer, and football. A washer and dryer are also available.

The primary guest must be at least 25 years old and present for the entire reservation. No unauthorized events are allowed on the premises. Smoking is prohibited inside and outside the premises, and fireworks are not allowed. Pets are not allowed, and a $500 fine will be charged if this rule is violated. Please place all outdoor activities back in their designated storage after use to ensure there are no damages. If any furniture is moved, please place it back in the original space where it was found. There is a grill, a smoker, a wood-burning pizza oven, and an outdoor fireplace on site for guest use. Guests are kindly asked to bring their own supplies and extinguish any flames or coals after each use. Tampering with the alarm system will result in a $500 fine as it may result in the ambulance being called out. There are security cameras on the exterior of the property, and tampering with them is prohibited. Use of firearms and/or weaponry onsite is prohibited. In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key. This is a dark sky community, so please be sure to shut off any lights when they are not in use. The pool is not heated, and children must be supervised at all times. No lifeguard is on duty, so swim at your own risk. Please rinse off before entering the pool, and no glass or food is permitted in the pool and pool area. For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool, and a $500 fine will be charged if this rule is violated. The home is a water well property, and with the extreme heat and current drought, the pressure is low. Please be mindful of your water use and help us make efforts to conserve. It is best to shower one at a time as the well may not be able to sustain multiple locations all at once. This is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services. Texas is known for its bug inhabitants, but proactive measures are taken to manage this, and it shouldn't pose a problem during your stay. To help keep them outside, please keep all windows and doors closed. Bug spray is available underneath the sink.
