- Front yard has established planting areas and grass plus medium-height fencing.
- Garage has ample shelving and room for one car but there is no auto door opener.

COMMUNITY/NEIGHBORHOOD:
- The home is located within the historic and picturesque University District and a mere 25-30 steps to the UM and more notably Liquid Planet, which is arguably one of Missoula’s best breakfast/lunch spots!
- The district features mature maple tree-lined streets, a mix of historic homes, and turn-of-the-century multi-unit housing.
- The district is very walkable and bikeable with an overall warm and welcoming neighborhood feel. Sidewalks contain constant trickles of students heading to class/coffee and neighbors walking dogs. It is one of Missoula’s most centrally-located neighborhoods.
- 1/2 block to the University of Montana.
- 2 blocks to Tandem Bakery and Café - a vegan and gluten free establishment.
- 5 blocks to Hellgate High School.
- 7 blocks to the lovely neighborhood (Bonner) park which has tennis/pickle/basketball courts, a baseball diamond, climbing/play area, ample grassy areas, and a summertime evening concert series.

TERMS:
- Actual rent is $3,900 plus $100/month fee to cover water/trash/sewer service
- Home is available Sept 1, and will be shown by appointment only.
- To move in, complete application ($40 for on-line credit check once you are accepted as top potential tenant), sign 12-month lease and pay deposit equivalent to 1 month's rent.
- Tenant pays for: gas/electric, Wifi, cable, and alarm monitoring (if desired).
- Minimum monthly professional cleaning is required and is not included in rent.
- Renter’s insurance policy required.
- No smoking allowed inside property.
- Up to two pets will be considered with $500 additional (fully refundable) deposit (per pet) plus additional $30/month fee (non-refundable) per pet. Pet acceptance based on interview and completion of pet resume/application.
- On-street parking passes can be purchased through the City ($80/year).

- This home is owned (loved) and managed by an extended local-based family NOT a big impersonal investment firm or large management company; in addition, two of us are professional property managers by trade.
- We raised two generations here and still live in Missoula too. We are active in, and care deeply about the Missoula community.
