Lease Term

Application Fee
Application fee: $47 per applicant. The fee is waived if the applicant provides a valid Portable Tenant Screening Report (PTSR).

Portable Tenant Screening Reports (PTSR) – Colorado Compliant

Applicant has the right to provide a Portable Tenant Screening Report that is not more than thirty (30) days old, as defined by §38-12-902(2.5), Colorado Revised Statutes.

If an applicant provides a PTSR, no application fee or fee to access or use the PTSR may be charged.

Any PTSR provided must:

Be prepared by a consumer reporting agency or third-party website that regularly engages in the business of providing consumer reports;

Comply with all applicable state and federal laws regarding consumer reports; and

Be certified by the applicant as accurate and unchanged with respect to name, address, bankruptcy status, criminal history, and eviction history since the report was generated.
