Canoncito on the Seca With producing gas & oil minerals rights included, there’s no comparison to this end of the road +/- 560-acre private holding with 3 sides backing up to the +/-1,550,000-acres of the Santa Fe National Forest. In 2019, two 30-inch plus mule deer were harvested within 200 yds. of the ranch house, and over the last 3 years, at least one 30-inch buck has come off the deeded acres per year. The immediate +/-7758 acres of Forest Service Grazing Allotment, split into 7 pastures bordering the ranch, are also included and permitted for 125-pair or 170 yearlings seasonally. The Ranch Canoncito on the Seca has been a producing cattle ranch, subsidized by world-class mule deer and elk hunting. Due to the development of the San Juan Basin Gas Field, the Seller is including 50% minerals rights and royalties from 2 producing oil/gas wells on the ranch. The Buyer will not have a gas bill as the mineral lease includes free natural gas to the 2 homes and heated shop on the ranch. There are several water wells on the private land, excellent working pens, loading chutes, a covered 80-foot hay barn, tack room, shop, chicken coop and livestock scales The original +/-2600 sq. ft. ranch house is 2-stories with an open floor plan and 12-inch adobe walls built to be cool in the summer and warm in the winter. The covered porch is to die for, whether enjoying coffee watching the morning sun coming up, livestock in the pastures or the mule deer coming in for a drink at the house tank. The home is in very sound and in good shape, with a dated interior that’s ready to be modernized to your liking. There’s also a covered 2-car carport. The estate is conveying the home(s) and ranch mostly furnished, as/is where is. There’s an incredible 100 x 50 shop, half being open large equipment bay, and half fully enclosed. The entrance has 14-foot doors, concrete floor, fully insulated and heated and is being conveyed with air compressor and tire machine. The 2nd home is a late 90’s modular, 4 bedrooms/2 baths, 1800 sq. ft. with laundry, covered porch and carport. This home is also being conveyed mostly furnished. Both homes and shop are on Jemez Electric and include free natural gas. Minerals There are two producing gas/oil wells on the property. 50% mineral rights with existing royalties (these dollars fluctuate) will convey to the Buyer. BMG is the mineral lessee. The two homes and shop also receive free natural gas as part of the mineral lease that will convey. Farming, Hunting & Ranching Of the +/-560 acres, approximately 65% is natural grass meadows and pasture, partially planted in food plots for elk and deer. There are rim rock formations, large Pinion Juniper islands, scattered majestic ponderosa pines and oak brush that make up the timbered areas of the ranch. Several high viewpoints would be ideal for Texas-style shooting houses that can view food plots and corridors between bedding areas, feeding and water sources. The ranch is located in two hunting units: Unit 5B with unlimited landowner mule deer tags and an 80-acre game paradise located in Unit 5A that has been 100% on game tag fulfillment. The grazing allotment on the adjacent +/-7758 acres of the Santa Fe National Forest permits 125-pair or 170 yearlings seasonally. The estate sold the cattle 2 years ago and is resting the permit. The grazing allotment also includes several water wells on the permit as well. 2021 Hunting Permits included but to be determined. Co Brokers Welcome
