Trail Acres Trailer Park is a seventeen pad mobile home community located in Du Quoin, IL (southern Illinois...approximately 90 minute drive from St. Louis). The park is located on two separate blocks across from each other on the eastern outskirts of town. The park sits on approximately 1.91 acres. The park is currently zoned 0030-non improved residential, and according to the assessors office the park is currently zoning compliant. The park appears to be in a flood zone per the FEMA flood map website. The park is located adjacent to a neighborhood of quiet single family residences. It boast mature trees and luscious green common areas that makes the park an aesthetically pleasing place to live. At the present time fifteen of the seventeen pads are occupied by tenants. Six tenants own their own trailers and pay between $100-150/month per pad. Nine tenants are renting park owned trailers at a rental rate etween $350-400/month. The present owner is unaware of the last time that rent was raised. He recently brought in one new tenant at $150/month. The park owned trailers are older and might be ideal candidates for out of state buyers to convert them into RTO's in some form or fashion. There is definitely room to capture higher rental rates going forward in the listing agent's opinion. The park is on CITY WATER & CITY SEWER! The seller is not aware of the age or the type of pipe material under the park. Each pad has its own electric & water meters that bill directly to the tenant from the utility provider.
