It's getting harder and harder to find properties with a high density zoning like this one. Close to Pensacola Christian College as well as having great access to some of the most traveled roads in the area you can be most anywhere in a few minutes. This one would be great for a developer of 4 or 6 plexes given the zoning densities and the current and expected demand for affordable housing. Property appears to be a little low but is considered flood zone "X". Even if some fill is required with the building density possible it's a great deal for developers or someone that would like to build some duplexes, or other multi-family dwelling units. The HDMU Zoning Code allows 25 units per acre but that should be confirmed with the Planning & Zoning office. Some adjacent property may be available.
