The 1,743 sq ft home was built around 1991 and has been well maintained. The 5 foot tall crawl space is enclosed by commercial metal retaining walls and the beams are creosote and solid, and the crawl space is dry and structure appears in great condition.
The heat in the home is with a Toyo stove, which is a very efficient and reliable fuel oil system, along with a new soapstone wood stove for supplemental and ambiance heat. The non-conventional, though very effective septic system is created with three 50 gallon hazmat-style perforated barrels, buried over 7 feet deep, set on gravel. There is no way for the septic to be further than 100 feet from the water due to the fact that this spit is surrounded on either side by the two bays. This system has adequately served the owners for almost 30 years with many guests, and without fail. Owner treats the septic with a natural product to maintain the breakdown of solids and it has effectively managed the usage. There are also two other separate yet similarly buried tanks to serve the gray waters from the shed utility sink and the kitchen sink.
The water to the cabin is fed by a line from the hillside at the base of the spit which serves the entire spit properties. Owner has a 400 gallon stainless steel holding tank securely situated in the crawl space, and water pump so there is always plenty of water and pressure. Seller does use a filter.
The home is being sold fully furnished and outfitted, so that it will be a turn-key opportunity for the buyer. There are two large bedrooms, one on the main level with views of Kasitsna Bay and one upstairs with views of Kachemak Bay! There is also a cozy bunk room that houses 4 twin beds to house the influx of summer guests! There are two ¾ bathrooms – one upstairs and one downstairs.
