There is obvious shoreline erosion, but a new dock could be easily accommodated without mounds of steps to get to it, and could reach out quickly to nice deep water. It has a 'yellow' concrete block cabin on it, an old septic and well on site, none of it warranted, remnants of two piers (not usable), & some remnants of old wood seawall, but don't let its old forgotten man-made additions distract you from its potential-- especially at this price! If you have vision, maybe you could clean-up/fix up the little building to restore it to the great weekend fishing cabin it used to be? The well and septic haven't been used for many years. There's no heat or air. The building needs work and adds no value. The deck and piers are unsafe to step on. Maybe have it all bulldozed off to put up what you what - it is an unrestricted neighborhood. Parcel is being sold for land value only and for less than its land tax value. Lots of good selling points though! A beautiful panoramic view. Wide open water. Slight elevation that provides privacy from boaters. Unrestricted neighborhood. MAYBE a little building you can work with. MAYBE potential utilities on site to work with. Fact is, it's hard to find ANY decent DOCKABLE Open Water waterfront at this steal-deal price, & certainly not with 230+/- ft! And, it's an easy quick zip to groceries and Greenwood.
