This house is located on a 26,000+ square foot lot and is partially-wooded with white spruce, birch, and one Colorado blue spruce. The lot is partially fenced on the north and south sides, with approximately 75% of the lot landscaped with grass and developed garden area and flower beds. The garden area consists of a 15' x 27' raised bed. A circular flower bed is located at the front of the property with perennial flowers planted and a hedge of cottony-aster along the top of the rock retaining wall. Other planted areas are at the area north of the garden against the house, with Amur Maple and fern as well as a small area on the east side of the house. This house is located within ½ mile of the Hillside Trail System that provides lighted cross-country trails for winter use, and nearby is the Hilltop Downhill Ski Area, and within one mile of the Service High School Swimming Pool.

Main Floor

Living Room—A large sunken floor living room with tongue and groove vaulted ceiling; has western views of Susitna, the Alaska Range, Fire Island, and Cook Inlet. A "Vermont Castings" cast iron parlor furnace wood stove with thermostatic air control easily heats the upper two floors during the winter. The wall backing the stove is constructed of granite-type natural rock to a height of eight feet. An overhead fan de-stratifies the air to the vaulted ceiling to maintain a more consistent air temperature between the two floors.

Formal Dining Room—The floor consists of full thickness oak; access from the dining room to the South facing greenhouse is via a sliding door from the dining room, with direct access to the kitchen. A storage closet for dining room accessories and upright vacuum is on the interior wall of this room.

Green House—Consists of an 8' x 12' "Four Seasons" commercial grade package utilizing "low E" glass to minimize infrared radiation and the resultant temperature swings on sunny days. Included is a heating duct for wintertime heat and a hot/cold faucet to provide tempered water to any plants in the greenhouse. Three slider windows provide cooling air into the green house. This room is easily used as a sun room during the spring and fall when little may be growing inside.

Kitchen—Includes a "Jenn-Air" gas range with a grill and griddle accessory package, or a total of four gas burners if needed. Also has a downdraft fan system for exhaust to the exterior of the house. There are two electric ovens; one incorporated into the Jenn-Air, and the other wall mounted beneath a large, built-in microwave. The sink is a double stainless steel with garbage disposal and the dishwasher was replaced within the last year. All cabinets are upgraded solid birch and include roll-out trays on many of the lower storage units and "easy close" drawer feature; also has a roll-out spice rack. All drawers are of tongue and groove construction. There is under-cabinet fluorescent lighting installed on the upper cabinets for counter lighting. There is also a lazy-susan corner cabinet in the corner near the refrigerator. The large refrigerator freezer includes an icemaker and an in-door, filtered water dispenser. All Formica countertops have hardwood edges and top accents. There is also a food pantry closet located around the corner in the hallway with easy access to the kitchen.

Laundry Room—This room is located just off the kitchen versus in the basement, so access is very convenient. Includes a
Rear Deck—A large rear deck accessed through the kitchen exit door has had railings and stairs replaced within the last two years.

Main Floor Bath—This room has similar birch cabinets and countertop as the kitchen. The tub surround is upgraded to large oversize ceramic tiles with an accent row.

Main Floor Bedroom—This bedroom is approximately 10' x 10' and includes a single clothes closet with wire rack shelving. The one window includes a drapery.

Intermediate Level

The front access to the house is through an Arctic Entry with a separate isolation door into the main house, with stairs for up or down access. All interior stairways are finished with solid oak handrails, balusters, and newel posts. The front door is of solid wood construction and there is a small front deck area and stairs constructed with all-weather composite materials.

Upper Level

Master Bedroom—This large room includes a walk-in clothes closet with double wire frame shelves and hanging rods, plus five pull-out baskets for storage of sweaters or similar items. At one end of the bed room is a sit-down vanity with sink and mirror plus birch cabinets. All windows have Roman shades, plus a drapery on the larger window; all windows have screens. The master bath has a large shower with oversize tile and accent tile strip. All fixtures are premium grade; all cabinets have hardwood edges and tops, similar to the kitchen.

Second Bedroom—This room is large enough to serve as a bedroom and office, with cable connection for the telephone system and a computer. Both windows have Roman shades, and a drapery on the larger window that will remain. There are two large clothes closets with wood bi-fold, louvered doors and a double wire shelf and pole storage system.

Basement

The basement bedroom is approximately 9' x 11' and includes a full-size, legal window well for emergency egress as required by Code. Includes a large clothes closet with hollow-core, bypass doors. Heating is via a ceiling-mounted vent.

In the hallway leading to the garage is a shelved storage closet and an under-stair storage area of approximately 10' x 12'.

The garage is a double car size with a workshop area at the end and an 8' x 12' side room for wood storage for the wood stove. The area is heated by a 50 thousand BTU gas space heater. Built in storage racks are to remain; there are two additional electrical outlets, one 30 amp, 240 volt, and the other 50 amp, 240 volt, both fed off a separate sub-panel for heavy-duty tools. The garage door includes an electric opener. One upright freezer is to remain.

Mechanical Room—This room contains a forced air gas furnace, gas hot water heater, and water softener, plus the well reservoir tank. There is additional storage on the back wall and up/under an unused stairwell.
